Translating Buyer Comments at Real Estate Showings

So sellers having a hard time with what is being said by a buyer and what is really meant. Here are some tidbits that can help when selling a home!
What They Say vs What they mean
Thought home was too small... meaning.....They found larger homes for the same price
They liked the house but bought a different one...meaning...They found other homes of better value
They liked it but purchased new...meaning....Buyers will pay more for a NEW home
They didnt like the carpet....meaning....You should replace it due to age,color or condition
THey thought yard too small or busy....meaning they found others in similiar price without those objections
The home needs some work...meaning...The seller may need to make some minor repairs, declutter, and neutralize
They didnt like the floor plan...meaning...they didnt like the floor plan
Too much updating for the Buyer...meaning...Their taste suggests the home is not up to today's colors and trends.
THey want the master bedroom downstairs...meaning...they want privacy from the second bedrooms; they dont want to climb stairs
They prefer north.south.east.west orientation...meaning...they want different sun exposure or their nationally suggests home orientation.
