January 2010 Seller Notes for Rose Team Clients


Hello Sellers – Please find attached a Market Overview of the Months of Inventory of Homes in the Edmond/Deer Creek area. The market right now is pretty stable. Of course this weather will have a BIG impact on showings. People don’t like looking at homes in the cold and slippery conditions. However, they do go online to view homes!!!

We attended the Economic Preview of Edmond last week at UCO and conditions in Edmond are going well, we have lots of development of new jobs on the I35 corridor with Mercy, Integris and other restaurants and so forth moving into that area. The Economist stated that Edmond is in a great position to attract more businesses. That we have a highly educated job force and that we have a large number of our homeowners working.

In lending news, the interest rates are moving up a little bit, which causes urgency for some buyers that may be sitting on the fence, which are a lot!! They are hoping that you will lower your price or that something else will come on the market, the “deal” that they cant miss. Does that happen no, but they wait, and wait….some of you are experiencing that now. We have had a couple of sellers with success make an unadvertised offer to the buyer. If you want to sell now and have a minimum price you will take, let them know that thru us, that is what they are looking for. If they don’t take it, it wasn’t advertised anyways! It helps try a price reduction as well. We of course understand you want the most for your property, we get that, but some of you need it or want it sold now.

We forecast a slew of properties coming on the market in March, so try to beat the new crowd that will come on. Also, hope that we have no more bad weather, because Jan real estate traffic was really good!!

In Rose Team marketing news the text signs are up on a few properties with the remainder coming this week (waiting for the UPS man thru the snow!!) We have a large mailing in Feb to our sphere of contacts on the homes we have in inventory. Homes.com has been pulling some quality leads, and our Keller Williams site has upped its push to more websites.

Things I want you to remember with the weather, keep the walkways and driveways clear, and a mat at your front door, inside and out. You are still liable for someone falling on your property. Keep your home warm. Check your pipes. If something happens to home let us know asap!

If you are a social media person, let us know, when you see your home on our posts, share it with your friends and then ask them to share it with their friends. We can also send a virtual tour via email that you can share with people you work with. The homes are also on Twitter, Linkin and Facebook. You never know who may be looking. I have sold two homes to people that work together who bought the homes and didn’t even realize it was their co-workers home!! Never assume!

So as you can see by this rambling email, we have been snowbound, so hope for some really sunny weather to melt this stuff and get this show on the road!!!
